Abstract

The aim of this final project is to determine the utilization of Instagram's social media features and the obstacles in using it as a promotional tool for Griya Bukit Intan housing. The method used is descriptive with data collection through interviews, observations, and documentation at Homefit Properti. The research results show that the utilization of Instagram features as a promotional tool for Griya Bukit Intan housing is effective through eight features, namely Profile and Bio, Instagram Feeds, Stories, Caption, Comments, Hashtags, Likes, and Instagram Ads, all of which help to increase visibility and visits. The main obstacles found include technical issues in using Instagram features, limitations of computer devices, lack of understanding of Instagram user behavior, and shortage of highquality media or assets. Overall, the marketing strategy through Instagram has proven to have a positive impact on the sales of Griya Bukit Intan housing.

Additional Information: Tujuan dari tugas akhir ini adalah untuk mengetahui pemanfaatan fitur-fitur media sosial Instagram serta hambatan dalam penggunaannya sebagai sarana promosi perumahan Griya Bukit Intan. Metode yang digunakan adalah deskriptif dengan pengumpulan data melalui wawancara, observasi, dan dokumentasi di Homefit Properti. Hasil penelitian menunjukkan bahwa pemanfaatan fitur-fitur Instagram sebagai sarana promosi perumahan Griya Bukit Intan sudah baik melalui delapan fitur, yaitu Profil dan Bio, Instagram Feeds, Stories, Caption, Komentar, Hashtags, Like, dan Instagram Ads, yang semuanya membantu meningkatkan visibilitas dan kunjungan. Adapun hambatan utama yang ditemukan meliputi kendala teknis dalam penggunaan fitur Instagram, keterbatasan perangkat komputer, kurangnya pemahaman perilaku pengguna Instagram, dan kekurangan media atau aset berkualitas tinggi. Secara keseluruhan, strategi pemasaran melalui Instagram terbukti memiliki dampak positif terhadap penjualan perumahan Griya Bukit Intan.
