This research examines the legal implications of replacement certificates due to the loss of the original certificate, with a focus on the Officeof the National Land Agency (BPN) of South Tangerang City. In an effort to analyzethe legal implications and procedures for applying for a replacement certificate, thisresearch uses Legal Certainty Theory, which emphasizes the importance of lawenforcement in guaranteeing the rights of certificate holders, as well as Legal Benefit Theory, which assesses the law in terms of its benefits to the wider community. This research uses the empirical juridical method to evaluate the gapbetween the applicable legal norms (das sollen) and the reality that occurs (das sein). The research data is obtained through primary data collected frominterviews andfield observations, as well as secondary data which includes literature studiesrelated to legislation. The results show that the issuance of replacement certificatesat the South Tangerang City BPN Office has significant legal implications, namelysecuring legal certainty for rights holders and preventing misuse of lost certificates. The BPN automatically cancels the original lost certificate to avoid potential misuseby third parties. Before issuing a replacement certificate, BPN conducts an in-depthexamination of the juridical and physical data of the land.
