PPAT is a public official who is authorized to make authentic deeds regarding certain legal acts regarding land rights or Ownership Rights of Apartment Units. Based on Government Regulation Number 37 of 1998 concerning the Regulation of the Position of Land Deed Making Officials, a PPAT Deed is a deed made by a PPAT as evidence of the implementation of certain legal acts regarding land rights or Ownership Rights of Apartment Units. However, in reality there are still many errors in making this PPAT deed which causes land disputes. The identification of the problem in this study is how is the legal protection for the party who is harmed due to the cancellation of the sale and purchase deed and what is the responsibility of the PPAT for the canceled sale and purchase deed. The theories used are the Theory of Legal Protection and the Theory of Responsibility. The research method used is the Normative Juridical method, with research specifications in the form of a statutory approach and a case approach, with data sources being secondary data sources and primary data sources, data collection techniques through literature studies and field studies analyzed using qualitative descriptive analysis methods, the location of this research is at the Sultan Ageng Tirtayasa University Library and the Notary/PPAT Office. The conclusion of this study is that what must be done as a PPAT's responsibility is to cancel and make a statement that the sale and purchase deed has been canceled by law in a copy of the deed.
