Abstract
The study using the Autoregressive Distributed-Lag (ARDL) analysis model aims to analyze the long-term and short-term effects of Loan to Value, Foreign Direct Investment, Portfolio Investment, Central Bank Interest Rates, and Gross Domestic Product on the Residential Property Price Index in Indonesia for the period 2004Q1 to 2024Q4. The results of the research analysis show that in the long term the variables Loan to Value, Foreign Direct Investment, and Central Bank Interest Rates show a negative and significant effect on the Residential Property Price Index. There is no significant effect between Portfolio Investment and Gross Domestic Product on the Residential Property Price Index. In the short term, Loan to Value and Central Bank Interest Rates show a significant effect on the Residential Property Price Index. However, Foreign Direct Investment, Portfolio Investment, and Gross Domestic Product show no significant effect on the Residential Property Price Index. These findings underline the importance of careful macroprudential and monetary policies to maintain property price stability without hampering the growth of the real sector. Effective policy coordination is key to mitigating systemic risks while ensuring public welfare.

| Additional Information: | Penelitian dengan menggunakan model analisis Autoregressive Distributed-Lag (ARDL) bertujuan untuk menganalisis pengaruh jangka panjang dan jangka pendek antara Loan to Value, Foreign direct investment, Portfolio Investment, Suku Bunga Bank Sentral, dan Gross Domestic Product terhadap Indeks Harga Properti Residensial di Indonesia periode 2004Q1 sampai 2024Q4. Hasil analisis penelitian menunjukkan dalam jangka panjang variabel Loan to Value, Foreign direct investment, dan Suku Bunga Bank Sentral menunjukkan pengaruh negatif dan signifikan terhadap Indeks Harga Properti Residensial. Tidak terdapat pengaruh signifikan antara Portfolio Investment dan Gross Domestic Product dengan Indeks Harga Properti Residensial. Dalam jangka pendek Loan to Value dan Suku Bunga Bank Sentral menunjukkan adanya pengaruh signifikan terhadap Indeks Harga Properti Residensial. Namun, Foreign Direct Investment, Portfolio Investment, dan Gross Domestic Product menunjukkan tidak terdapat pengaruh signifikan terhadap Indeks Harga Properti Residensial. Temuan ini menggarisbawahi pentingnya kebijakan makroprudensial dan moneter yang cermat untuk menjaga stabilitas harga properti tanpa menghambat pertumbuhan sektor riil. Koordinasi kebijakan yang efektif menjadi kunci untuk memitigasi risiko sistemik sekaligus memastikan keterjangkauan perumahan bagi masyarakat. | |||||||||
