Abstract
This study examines the risk management strategies implemented to address loan defaults in the Home Ownership Credit (KPR) products at Bank Tabungan Negara (BTN) KCP UIN SMH Banten. Using a quantitative descriptive analysis approach, the research outlines the KPR application procedures, borrower profiles, usage patterns, and default trends over the past three years. The results indicate that the implementation of strict risk management measures—ranging from thorough document screening, rigorous verification, to regular credit monitoring—has successfully reduced the default rate to 3.9%. The majority of KPR borrowers come from civil servants (ASN), military personnel (TNI), police officers (Polri), and private sector employees. The main factors contributing to loan defaults include economic fluctuations, borrower relocation, and inability to meet payment obligations. BTN manages these risks through continuous credit supervision, risk assessment, credit restructuring, and various other mitigation efforts to maintain the quality of its loan portfolio.

| Additional Information: | Penelitian ini mengkaji strategi manajemen risiko yang diterapkan untuk mengatasi gagal bayar pada produk Kredit Pemilikan Rumah (KPR) di Bank Tabungan Negara (BTN) KCP UIN SMH Banten. Dengan menggunakan pendekatan analisis deskriptif kuantitatif, penelitian ini menguraikan prosedur pengajuan KPR, profil peminjam, pola penggunaan, serta tren gagal bayar selama tiga tahun terakhir. Hasil penelitian menunjukkan bahwa penerapan langkahlangkah manajemen risiko yang ketat, mulai dari penyaringan dokumen secara menyeluruh, verifikasi yang ketat, hingga pemantauan kredit secara rutin berhasil menurunkan tingkat gagal bayar menjadi 3,9%. Mayoritas peminjam KPR berasal dari kalangan Aparatur Sipil Negara (ASN), anggota militer (TNI), anggota kepolisian (Polri), dan pegawai swasta. Faktor utama yang menyebabkan gagal bayar meliputi fluktuasi ekonomi, perpindahan domisili peminjam, dan ketidakmampuan memenuhi kewajiban pembayaran. BTN mengelola risiko ini melalui pengawasan kredit yang berkelanjutan, penilaian risiko, restrukturisasi kredit, serta berbagai upaya mitigasi lainnya guna menjaga kualitas portofolio kreditnya. | |||||||||
