Abstract
The development of construction projects cannot be separated from project control management, one of which is construction cost management. In project activities, there will be many problems such as wasteful use of materials, material selection, limited sources that often cause cost overruns. To overcome this, Value Engineering is one of the methods that can be used to minimize and streamline the cost of a project. The objectives of this research are to identify architectural work components that have the potential to be value engineered, to determine the difference in project costs before and after value engineering is applied, and to determine the project cost efficiency obtained after value engineering is applied. The research method used in this research is the Value Engineering Work Plan which consists of the information stage, function analysis stage, creative stage, evaluation stage, development stage, and recommendation stage. Life Cycle Cost (LCC) analysis and Analytical Hierarchy Process (AHP) method were used to determine the value of work efficiency. From the results of the study, it was obtained that wall, partition, ceiling, and floor work are architectural work items that can be applied to VE Analysis. The cost difference from the results of replacing the initial design with the recommended design, obtained a total cost savings of Rp. 2,454,714,553.78 from the total cost of architectural work of Rp. 11,178,625,221.13.

Additional Information: | Pembangunan proyek konstruksi tidak terlepas dari manajemen pengendalian proyek salah satunya berupa manajemen biaya konstruksi. Dalam kegiatan proyek akan banyak didapati masalah seperti penggunaan material yang boros, pemilihan bahan material, keterbatasan sumber yang tidak jarang menyebabkan danya pembengkakan biaya. Untuk mengatasi itu, Rekayasa Nilai (Value Engineering) menjadi salah satu metode yang dapat digunakan untuk mengefisiensikan dan mengefektifkan biaya suatu proyek. Tujuan dari penelitian ini adalah mengidentifikasi komponen pekerjaan arsitektural yang berpotensi untuk dilakukan rekayasa nilai, mengetahui perbedaan biaya proyek sebelum dan sesudah diterapkan rekayasa nilai, serta mengetahui efisiensi biaya proyek yang diperoleh setelah diterapkannya rekayasa nilai.Metode penelitian yang digunakan dalam penelitian ini adalah Rencana Kerja Rekayasa Nilai yang terdiri dari tahap informasi, tahap analisis fungsi, tahap kreatif, tahap evaluasi, tahap pengembangan, dan tahap rekomendasi. Didalamnya dilakukan Analisis Life Cycle Cost (LCC) dan metode Analytical Hierarchy Process (AHP) untuk menentukan besarnya nilai efisiensi pekerjaan. Dari hasil penelitian diperoleh pekerjaan dinding, partisi, plafon, dan lantai adalah item pekerjaan arsitektural yang dapat diterapkan Analisis VE. Pebedaan biaya dari hasil penggantian desain awal dengan desain yang dijadikan rekomendasi, didapatkan total penghematan biaya sebesar Rp. 2.454.714.553,78 dari total biaya pekerjaan arsitektur sebesar Rp. 11,178,625,221.13. | |||||||||
