Abstract

PT. Krakatau Industrial Estate Cilegon engaged in the business of commercial industrial area, which is one of its services warehousing development work. Warehousing development in PT.KIEC is the largest producer profits than other developments. However, in reality, always warehouse development is not in accordance with the agreed time and there was some construction work quality warehouse failure. The study was conducted to obtain alternative project risk identification and analysis that better reflects the real conditions in the field that describes the operational approach to project development through Critical Path Method (CPM) and Project Risk Management (PRM). Based on the research that has been conducted, it was concluded that: The work-work that is critical as many as 7 activity, namely the preparatory work, the entire ground work, foundation work and sloop, steel work, roof work, electrical work and finishing work, the relevant risk variable there are 53 risk variables consisting of 14 human resource risk variables, 32 variables and 7 operational risk variable cost risk, risk analysis is most likely to occur on the project using the table Probability x Impact, showed that the risk of the possibility of high-value resources at risk humans there are 4 variables, namely the risk of low levels of work experience, lack of expertise of the project manager and the supervisor, not the use of safety equipment is prepared and lack of availability of labor and expertise. At the operational risk there are three variables, namely the risk of weather conditions (rain), SOP mismatch and material procurement delays. At the risk of costs there are 4 variables, namely the risk of the contract does not meet the sufficient funds, errors in cost estimation, errors in the estimated construction time and cost overruns. Based on the most dominant source of risk is of limited funds from contractors often leads to delays in the project time PT. KIEC. Additional Information: PT. Krakatau Industrial Estate Cilegon bergerak dalam bisnis kawasan industri komersial, salah satu jasa pelayanannya yaitu pekerjaan pembangunan pergudangan. Pembangunan pergudangan di PT.KIEC merupakan penghasil keuntungan terbesar daripada pembangunan-pembangunan lainnya. Namun, pada kenyataannya, pembangunan gudang selalu tidak sesuai dengan waktu yang telah disepakati dan ada beberapa pekerjaan pembangunan gudang mengalami kegagalan kualitas. Penelitian dilakukan untuk mendapatkan alternative identifikasi dan analisa risiko proyek yang lebih mencerminkan kondisi real dilapangan yang menggambarkan operasional pembangunan proyek melalui pendekatan Critical Path Method (CPM) dan Project Risk Management (PRM). Berdasarkan hasil penelitian yang telah dilakukan, didapatkan kesimpulan bahwa: Pekerjaan-pekerjaan yang bersifat kritis sebanyak 7 kegiatan, yaitu pekerjaan persiapan, pekerjaan tanah keseluruhan, pekerjaan pondasi dan sloof, pekerjaan baja, pekerjaan atap, pekerjaan elektrikal dan pekerjaan finishing, Variabel risiko yang relevan terdapat 53 variabel risiko yang terdiri dari 14 variabel risiko sumber daya manusia, 32 variabel risiko operasional dan 7 variabel risiko biaya, Analisis risiko yang kemungkinan besar terjadi pada proyek ini menggunakan tabel Probability x Impact, menunjukkan bahwa risiko yang kemungkinan bernilai tinggi pada risiko sumber daya manusia terdapat 4 variabel risiko yaitu rendahnya tingkat pengalaman kerja, kurangnya keahlian manager dan pengawas proyek, tidak digunakannya perlengkapan safety yang disiapkan serta kurang tersedianya tenaga kerja dan tenaga ahli. Pada risiko operasional terdapat 3 variabel risiko yaitu kondisi cuaca (hujan), ketidaksesuaian SOP serta keterlambatan pengadaan material. Pada risiko biaya terdapat 4 variabel risiko yaitu kontrak tidak memenuhi dana yang cukup, kesalahan dalam estimasi biaya, kesalahan dalam estimasi waktu serta pembengkakan biaya kontruksi. Berdasarkan sumber risiko yang paling dominan yaitu keterbatasan dana dari pihak kontraktor yang sering menyebabkan terjadinya keterlambatan waktu proyek di PT. KIEC. Respon risiko yang dilakukan untuk risiko yang bernilai tinggi yaitu dengan risk reduction (meminimalkan) risiko yang terjadi.
