Abstract
IDENTIFICATION OF RISKFACTORS DESIGN AND BUILD CONTRACTAFFECTING THE PERFORMANCE OF TIME (Studi Kasus : Pembangunan Pabrik Semen Instan) Ipah Munifah ABSTRACTConstruction projects havea number of varied risks that usually leads to delay theprocess work itself. Contract systemDesign and Build is expected to provide asolution for the realization of the work faster, with the results as the technicalspecifications required by the Employer (Owner). In the design contract, the serviceproviderhas a duty to make a complete project planning and execute simultaneouslyin a single construction contract. This study aims to identify and provide treatment tothe risk factors that affect the performance of the project. This research wasconducted in the project development instant cement PT.Multi Mortar, Balaraja-Banten This study used questionnaires to therespondents, and then caculatedbySPSS.16fordescriptive analysis, comparative,validity and reliability, and correlation. The results of thisstudy obtained five risk factors that are strongly correlated andoccupy a high risk level (High) on performance time , namely : Estimated Bill ofQuantity are less accurate ; Communication between personnel involved in theexecution of the work , both among the personnel of the design team and theimplementation team physical work ; management capabilities Owner in makingdecisions at any time ; experience design team in creating the design ; CapabilitiesPM in communicating and coordinating with Owner during the course of the work . Dalam kontrak Design and Build, penyedia jasa memiliki tugasmembuat suatu perencanaan proyek yang lengkap dan sekaligus melaksanakannyadalam satu kontrak konstruksi. Penelitian ini bertujuan untuk mengidentifikasi sertamemberikan treatment terhadap faktor-faktor risiko yang berpengaruh terhadapkinerja waktu. Penelitian ini dilakukan padapembangunanpabrik semen instan,PT.Multi Mortar, Balaraja–Banten Penelitian ini menggunakan metode penyebaran kuesioner kepada responden,kemudian dievaluasi dengan analisis deskriptif, komparatif, uji validitas danreliabilitas, korelasi dengan bantuan program SPSS.16. Hasil penelitian ini didapat lima faktor risiko yang yang berkorelasi kuat danmenempati level risiko tinggi (High) terhadap kinerja waktu yaitu : PerkiraanBill ofQuantity yang kurang akurat; Komunikasi antar personil yang terlibat dalampelaksanaan pekerjaan baik antar personil tim desain maupun dengan tim pelaksanafisik pekerjaan; Kemampuan manajemen Owner dalam mengambil keputusansewaktu-waktu; Pengalaman tim desain dalam membuat desain; Kemampuan PMdalam berkomunikasi dan berkoordinasi dengan Owner selama berlangsungnyapekerjaan.
