Abstract

Project risk management is an art and science in identifying, pass judgement, as well as provide feedback from the risk of the project and is very essential for the purposes of the project. The implementation of project activities on development construction service business is faced with three constraints of cost, and time. The third constraint is defined as the target of the project. This research was conducted to find out the risk – the risk that occurs in the project cost and time on performance as well as provide proper handling on a high-rise construction project. The purpose of this study is to determine the dominant risk factors, and how big the dominant risk, and what are the responses to these risk factors. This research was conducted in 3 stages of data processing, the first validation by experts to determine the variables that will be used, i.e. the second phase of data processing by using SPSS software, do a test of reliability, test of normality, descriptive analysis. As well as AHP and grouping levels of risk. Of research results obtained there are two variables that fall into the category of High performance cost, i.e. the variable X7 (The weakening of the rupiah) and X43 (Existence of design specifications change). While there are 3 variables that fall into the category of High performance time i.e. X43(Existence of design specifications change), X46 (Design changes are quite common) and X48 (Labor productivity is not as expected (estimated)).
