Abstract
One of the major projects of the Ministry of PUPR is the construction of the Karian Multipurpose Dam, Lebak Regency, Banten. Karian Dam has an inundation area of 1.74 ha and is planned to have a water capacity of 314.7 million m3 and an effective storage capacity of 207.5 million m3 . However, in the work of the Karian multipurpose dam construction project, the construction underwent many contract changes which led to a time extension, an additional reduction in the value (price) of the contract as a result of a design change (revision) and a contract change order. This study aims to analyze the factors that cause contract change orders and determine the effect of changes in contract and construction design on time, quality, and costs in the Karian multipurpose dam construction project. This type of research is quantitative research. using structural equation analysis or commonly called structural equation modeling (SEM) with the help of partial least squares (PLS) applications. The results showed that from the analyzed data it was found that construction factors, administrative factors, and other factors were significant to design changes and contract change orders, and design changes and contract change orders had an effect of 91.6% on time, quality, and cost.

| Additional Information: | Salah satu proyek besar Kementrian PUPR adalah proyek pembangunan Bendungan Serbaguna Karian, Kabupaten Lebak, Banten. Bendungan Karian memiliki wilayah genangan 1,74 ha dan direncanakan memiliki kapasitas air 314,7 juta m3 dan kapasitas tampungan efektif 207,5 juta m3 . Namun, dalam pekerjaanya proyek pembangunan karian multipurpose dam ini konstruksinya mengalami banyak perubahan kontrak yang menyebabkan perpanjangan waktu (time extension), penambahan pengurangan nilai (harga) kontrak sebagai akibat dari perubahan (revisi) desain dan contract change order. Penelitian ini bertujuan untuk menganalisis faktor-faktor penyebab terjadinya contract change order dan mengetahui pengaruh perubahan kontrak dan desain konstruksi terhadap waktu,mutu, dan biaya di proyek pembangunan bendungan serbaguna karian. Jenis penelitian yang dilakukan adalah penelitian kuantitatif. menggunakan analisis persamaan struktural atau biasa di sebut structural equation modelling (SEM) dengan bantuan aplikasi partial least square (PLS). Hasil penelitian menunjukkan bahwa dari data yang dianalisis ditemukan bahwa faktor konstruksi, faktor administrasi, dan faktor lainnya signifikan terhadap perubahan desain dan contract change order, dan didapat perubahan desain dan contract change order berpengaruhsebesar 91,6% terhadap waktu, mutu, dan biaya. | |||||||||
