Abstract
The developer of housing project construction in Indonesia generally do not identify the inderect costs in detail and it is believed that is no accurate mechanism in determining the magnitude of each of these variable indirect costs. The consequences of not having an accurate mechanism in the estimation of costs, especially in the estimation of indirect costs so that the profits obtained not optimal even` not rarely suffered losses. Therefore, this research will discuss on estimation of costs on residential projects in the residential development projects of Citra Serang Residence. This research aims to know the cost estimated, the percentage of indirect costs as well as supply chain patterns of material and workers on the residential project of Citra Serang Residence. This research uses the method of direct observation and dissemination the questionnaire to respondents who were involved in the project, then the data which were obtained processed using the software of SPSS. 20 to find out the characteristics of the indirect costs. From the deliberations results, obtained the percentage value average of the Indirect Cost in the housing project at 12.13% and on the comparison project in the road construction projects at 6.59%. A good system of material supply chain that will impact in the suitability of the project schedule as well as system of worker pattern in full worked in a project will minimize the indirect costs which caused by delays and errors of processing in the residential project. And obtained the conclusion that estimated of indirect costs in residential projects is very important to do. Kata Kunci : estimation of costs, Inderect Cost, Supply Chain, software SPSS.20

| Additional Information: | INTISARI Pelaku pembangunan proyek konstruksi pembangunan perumahan di Indonesia pada umumnya tidak melakukan identifikasi biaya tidak langsung (Inderect Costs) secara detail serta diyakini tidak memiliki mekanisme yang akurat dalam menentukan besarnya masing-masing variabel biaya tidak langsung. Akibat dari tidak memiliki mekanisme yang akurat dalam estimasi biaya (estimated cost) , terlebih dalam estimasi biaya tidak langsung sehingga keuntungan yang diperoleh tidak optimal bahkan tidak jarang mengalami kerugian. Oleh karena itu, penelitian ini akan membahas tentang estimasi biaya pada proyek perumahan di proyek pembangunan Perumahan Citra Serang Residence. Penelitian ini bertujuan untuk mengetahui estimasi biaya, besaran persentase biaya tidak langsung serta pola rantai pasok (Supply Chain) material dan pekerja pada proyek Perumahan Citra Serang Residence. Penelitian ini menggunakan metode observasi langsung dan penyebaran kuesioner kepada responden yang terlibat pada proyek tersebut, kemudian data yang diperoleh diolah mengggunakan software SPSS.20 untuk mengetahui karakteristik dari biaya tidak langsung tersebut. Dari hasil pembahasan diperoleh rata-rata nilai persentase Inderect Cost pada proyek perumahan sebesar 12.13 % dan pada proyek pembanding pada proyek konstruksi jalan adalah sebesar 6.59 %. Sistem rantai pasok material yang baik akan berdampak kesesuaian jadwal proyek serta sistem pola pekerja secara penuh pada sebuah proyek akan meminimalisir biaya tidak langsung yang disebabkan oleh keterlambatan dan kesalahan pekerjaan pada pryek perumahan. Serta diperoleh kesimpulan bahwa estimasi biaya tidak langsung pada proyek perumahan sangat penting untuk dilakukan.
