Abstract

There are two things that always emerge in business activity, earning profit or suffering risk of losses, either directly or indirectly, (Heru Bawono, 2013). Many efforts have been done by contractors as the service provider, to avoid or to mitigate risk in order to achieve the effective result. One of these is by analyzing risk in terms of the type of project contract that is comparing between lumpsum contrak and unit price contract from the contractor side. The method used is Analytic Hierarchy Process (AHP) and Decission Tree in processing the primary data in the form of data from distributing questionnaires to 30 respondents are contractors in the city of Serang, Cilegon and Cikande that have experience and understanding of the types of lumpsum and unit price contracts. Analytic Hierarchy Process (AHP) begins by defining the problem and create a hierarchical structure then the data questionnaires were analyzed by creating and comparing matrices, scaling priority weight. While the method Decission Tree is a method can provide comparison between a lump-sum contracts and the unit price based on the value expected opportunity loss (EOL) of each contract, EOL value obtained by multiplying the probability of the expectation value (NE). Based to analysis by the Analytic Hierarchy Process (AHP) is obtained weights priority for lump-sum contracts amounted 65.174% and 34.862% unit price contract, while the results of the analysis of Decission Tree method expected opportunity loss (EOL) for 95.917% lump-sum contracts and contracts unit price 75.667%. The yield on the two methods above stated lumpsum contract has a higher percentage in comparison with the contract unit price. It means that a project with a lump-sum contract will be higher risk losses compared with the contract unit price
