Abstract
PT. ABC is a subsidiary of PT. DEF which is engaged in engineering and construction projects. In working on development projects, PT. ABC face a lot of problems, one of them when PT. ABC working on development projects for the PT. XYZ namely Warehouse MC58-MC62 has been delayed for 13 days, for the use of critical chain project management (CCPM) and the concept of lean construction. With the aim of identifying and eliminating non-value added activity, identifying risks to the calculation of the value of waste which includes the category of high risk, planning and project control with CCPM method, as well as providing recommendations for reducing each of the potential risks. The results of this study indicate waste that often occurs that is the damage to the unit Civil work, the contractor ore achievement, lack of good quality pumps, delay arrival of raw material steel structure, and ground conditions do not support the process of excavation. Resulting in a high risk of delays in the arrival of raw material is steel structure. With CCPM method obtained workmanship becomes shorter duration to 443 days to 563 days when the initial conditions. Recommendations to do is make a list that is needed as well as the coordination with the client, perform periodic maintenance machines and their purchase of new work tools, selective in choosing contactors, purchase a pump machine with good quality, as well as the necessary execution of dewatering pumps.
